Commercial Mortgages - Conforming

Thes loans offer high LTV's and competitive rates, but require:

  • Full documentation (personal and business taxes and financials)
  • Downpayments range from 10 to 25%
  • Property requires Debt Service Coverage of 1.20 or greater
  • Sound credit and experience
  • Most loan programs are fixed for 3, 5,10 yrs and adjust after a fixed rate period
  • Most transactions take from 30 to 45 days to close
  • Seller Carry-back second mortgages allowed
  • Up front fees for appraisal and legal work or to lock rate
  • 30 Year Fixed Rate mortgages available
  • Ability to prepay up to 20% of principal each year on some programs

This program is designed for speed so the paperwork is minimized and the closing process is expedited.

  • Typically no personal financial statements or tax returns
  • A Borrower must have two years of operational history
  • Minimum average FICO scores of at least 640 for refinances
  • Property requires Debt Service Coverage of 1.20 or greater
  • Seller Carry-back second mortgages allowed
  • Fixed and Variable Rate Options
