Conventional Mortgages
To arrange and structure a commercial real estate debt is a complicated procedure
especially in the commercial lending area.
Conventional conforming products offer high LTV's and competitive rate, but require:
- Full documentation (personal and business taxes and financials)
- Downpayments range from 10 to 25%
- Property requires Debt Service Coverage of 1.20 or greater
- Sound credit and experience
- 30 YEAR FIXED RATE mortgages available for qualified borrowers
- Most loan programs are fixed for 3, 5, 7,10 yrs and adjust after a fixed rate period
- Most transactions take from 30 to 45 days to close
- Seller Carry-back second mortgages allowed
- Up front fees for appraisal and legal work or to lock rate
- Ability to prepay up to 20% of principal each year
Stated Mortgages
This program is designed for speed so the paperwork is minimized and the closing
process is expedited.
- No personal financial statements or tax returns
- A Borrower must have two years of operational history
- Minimum average FICO scores of at least 620 for refinances
- Property requires Debt Service Coverage of 1.20 or greater
- Fixed and Variable Rate Options
- Ability to prepay up to 10% of principal within any rolling 12-month period without prepayment premium
